Before buying any property or land, you should check all the property or land-related documents to save yourself from fraud. One such document is ROR. Let me tell you the ROR full form and its meaning.

If You Want Help in Checking Property/Land Documents, then Consult NoBroker’s Legal Experts

ROR stands for Record of Rights. It is the primary record of land that proves the rights on land belong to a specific owner of that property. It holds the details of property transactions. The structure of the document and the details it offers differs from state to state.

ROR holds this information about the property:
  • Details of the previous owners

  • Types of Ownership

  • Income generated from the land

  • Rent details

Importance of  Right to Record
  • It certifies the real owner of a land

  • It helps detect false claims on the lands

  • Usage of a certified copy of ROR or extract of ROR helps avoid land grabbing

  • It can be used in court litigations related to property

  • It helps avoid legal hassles in the future

How to Extract ROR or Patta Chitta Online

Most states have their own websites that allow you to apply for ROR online. For instance, if you want to apply for ROR in Chennai, then you can follow this process:

Visit the online portal of TN e-services

  • On the home page, click on the ‘View Patta&FMB/Chitta/TSLR extract’ button

  • After that, you’ll be redirected to a new page. Here, you’ll have to enter details such as area type, district, ward, block, taluk, town, division number, survey number, etc.

  • Tap on ‘submit’

  • After that, the required details will appear on the page.

How to Get ROR offline

If you have to get the ROR offline, then you will have to submit a ROR application form to the Revenue Department or the Panchayat office along with the relevant property/land-related documents.

You can refer to the ROR application format that Pankaj has shared for reference. I am also sharing a ROR application format PDF.
