Vasai

Vasai is considered as the affordable residential location in Western Mumbai. Vasai is surrounded by skyscraper builders. This location is well connected to commute to other parts of Mumbai via Mumbai Suburban railway and other Public transport is also offered by Vasai Virar Transport Service (VVTS).

Vasai has an industrial area which attracts many working class as well as business class people.

Vasai Taluka Industrial Co-operative Society, KT Industrial Park, Bluebell Commercial Complex, Hira Industrial Estate, and Neelkanth Industrial Estate are in proximity of 4-5 kms of Vasai West; along with 45 large industries in the whole of Vasai region, and the Rustomjee Global City are few names of industrial setups in Vasai.

Vasai market trends for last three years 
  • In 2016 the market price for 1 RK property in Vasai was Rs. 7,667 per square feet.

  • In 2017 the market price went down and it was Rs. 5,443.89 per square feet for 1 RK in Vasai. 

  • In 2018 the market price of 1 RK in Vasai was Rs 5,858 per square feet.

  • Again in 2019 the market price fell further and it was Rs. 3,900 per square feet rate. The reasons for continuous fall in market price could be many and demonization is one major reason for this fall in market prices of real estate.

  • In 2020  the market price moved upwards and the price of 1 RK in Vasai was Rs. 6,852 per square feet.

  • As per my prediction and the current development in the Vasai. And the 2020 market also says a lot about the future rise in the market price.

Nalasopara

Nalasopara is located on the

Western suburban railway line in Mumbai. You can find many housing societies in Nalasopara. Some of the names are Yashwant Heights, Tulip Garden 21 CHS, Shree Yashwant Empire, Durvas CHS etc. This location also has excellent connectivity to other parts of Mumbai via NH-48. There are many schools and hospitals located here. 

Nalasopara market trends for last three years 
  • In 2017 the market price of Nalasopara was Rs 4,857 per square feet. 

  • In 2018  the market price of Nalasopara slightly went down to Rs. 4,294 per square feet.

  • In 2019 the market price reduced further to Rs. 3,957.52 per square feet.

If you are planning for investment. Then investing your money in Nalasopara can be risky as the location is far from industrial areas and there are less chances of high return on investment.

Naigaon

Naigaon is a highly developed area and is both a residential and commercial hub. This area is located close to the prime locations of Mumbai such as

Vasai West, Virar, Navghar, Sarjamori, Ornate Universal, MAAD Realtors. This location has a fair connectivity and the residents could also avail the perks of railway service in future via the upcoming Naigaon Railway. Station. This area also has many premium schools, shopping malls and hospitals.

The slope of Naigaon market trends for last three years 
  • In

    2018 the market price is Rs. 4,674 per square feet.

  • In 2019 the market price of properties in Naigaon skyrocketed. It was Rs. 34,348 per square feet 

  • In 2021 the market price fell and it is Rs. 5,455 per square feet at the moment.

As per my suggestion you should keep Naigaon for the first preference, then Vasai and then Nalasopara.
