I have a 3 BHK flat from the AWHO in OMR Chennai, the possession was given to me in Dec19. I am yet to carry out the registration & interiors. I am a veteran & as per AWHO rules I can sell the flat after one year of possession. What will be the best time to sell it considering the present real estate scenario? What could be the cost of a similar flat in a neighbouring area in Chennai?

The best time to sell any flat is after 3 and before 5 years after you have got the possession. This is because generally, the value of the constructed property is the highest during this period. After 5 years, the value of the property starts depreciating. Currently, the property prices here are around 5500/sq ft (I am not sure about the price of your property as such properties have different prices).
