I have just bought a plot in a residential layout by a builder and got it registered in May'22. How can I check whether it is an A khata or B khata property? And do I need get A khata or E khata for my plot?

Hi buddy,

Your land is an A Khata property if a Khata certificate and extract are present. And if your land has a Form B Property Registry Extract, it is a B khata property. Form B will be prominently displayed on B Khatas. There isn't any literal A Khata or B Kahata property. Only property with or without Khata is available. In common usage, properties that are included in the Revenue Officer's registry of vacant land structures are referred to as A Khata. Two documents, a Khata certificate and an extract from the section in which the land is listed in the revenue officer's "record of vacant land buildings," will be issued for the aforementioned properties. The tax officer keeps track of properties lacking Khata in the Form B register; these lands would not have a Khata certificate. It is the sole excerpt from the Form B register page that is provided.

Panchayat Khatas, which come in Forms 9 and 11, are granted for properties that are outside the BBMP's jurisdiction. The Gram Panchayat grants E Khata, or Electronic Khata, for properties that have been converted to DC.

So, you can choose which khata your land has, wisely.
