I sold my land recently. The measurement mentioned in Patta is more by 400 square feet than the actual measurement of the land due to reasons. The buyer was aware of this during purchase and agreed. The sale deed was prepared based on the Patta measurement. My question is, can he now claim of being cheated?

If the buyer was fully informed about the discrepancy between the Patta measurement and the actual land size and agreed to proceed with the purchase, it is unlikely they can claim to have been cheated.

The sale deed, based on Patta measurement, is legally binding if both parties signed it with full knowledge. However, the buyer could raise concerns if there is evidence of deliberate misrepresentation or lack of disclosure.
