Hyderabad, over the years has expanded into an excellent city and has become a huge real estate market in India. It is amongst the top cities in all the aspects including the affordable housing options. Sharing my inputs about all the three areas that you are considering to invest in a property:

HITEC City, Madhapur

To start with, Hyderabad Information Technology and Engineering Consultancy City also known as HITEC City is located in Madhapur area and has gained a lot of attention since a few years. It is known as Cyberabad due to its IT Hub that provides employment in sectors like IT, Engineering, Informatics, Health, Bioinformatics and so on. This has actually led to hike in the property rates in the area. In HITEC city the price appreciation is about (6-12%) year on year since 2018. Current average property rate in Madhapur is 8864/sqft. Of course, the rates are higher, but the returns on the investment are even higher.

SR Nagar & Balkampet

On the contrary, S R Nagar, which is named after the former President of India, Neelam Sanjeeva Reddy is a well-established residential area in Hyderabad. Balkampet is the locality besides S R Nagar. Unlike HITEC City, these two areas are old enough and have a high demand for property as well. However, the appreciation rate is not as high as compared to HITEC City. These are rather calm and quiet areas with a lot of greenery around. So if you are looking for a place for yourself and want some peace of mind yet not far from all the facilities and amenities, S R Nagar or Balkampet would be an amazing choice. Average property prices in Balkampet is Rs.5854/sqft & in SR Nagar it is Rs. 6214/sqft. Speaking about the appreciation value, S R nagar and Balkampet has about 4-7% appreciation rate (y-o-y) from 2018-2020.
