As a landlord, I can guide you on what to do if tenant doesn t pay rent. Your first step must be to ask the tenant politely about the delay or cause for not paying the rent. Usually, they ask for a few more days to pay the rent, so try to allow them some time. If they don’t keep their promise and make no payment, you can then:

  • Send a pay or quit notice

  • Take legal action

  • Consider eviction and convey the same to the tenant
