Q.

If we buy property resale or new flat is in benefit, how we know that these property is legal or fraud. If I want to buy a property in Navi Mumbai in Kharghar or Taloja, which is better to buy? My cousin had invested 37 lakhs in Taloja phase 1 sector 5 in a new property with parking - 1 bhk 425 sq.ft. Is it ok or is the cost high? After 5 years this property value will increase or not? If we want to buy a new property, how much we should keep as agreement value so that in future when we sell, we get proper amount.eg. if we buy in 37 lacs, we give 9 lacs cash 28 lacs is agreement value.so is there any wrong transaction? Please suggest right answer to every question asap. Thank you

When buying property, ensure its legality by checking ownership, title, RERA registration, and approvals from authorities like CIDCO in Navi Mumbai. Kharghar has better infrastructure, connectivity, and resale potential than Taloja, making it preferable for long-term investment.

For Taloja Phase 1, ₹37 lakhs for 1 BHK with parking is reasonable, though growth depends on upcoming infrastructure. Property values may increase in 5 years due to metro and development.

Avoid undervaluing the agreement (e.g., ₹28 lakhs) as it can lead to legal issues and higher taxes later. Always declare the full transaction value to ensure a smooth resale process.
