Hi! All three cities are good from the point of view of property investment as an NRI. Each city has its own peculiarities and benefits. Having said that, I would say, Bangalore is a better option when specifically talking about investment. Here’s why: a. Job availability in Bangalore is quite high. With several IT/ITES companies already being present, many people move to Bangalore for the job. b. The standard of living as well as the cost of living is comparatively higher in Bangalore. c. The property rates and the rental prices in Bangalore are pretty high. So the return and rental benefit are high. d. The climate and the crowd is decent. This means less tension of maintenance of the property.

Hi Buddy,

I am an NRI. I have been staying in the USA for the past 30 years. Now I am a retired person, and I want to go back to my country, India. I was born in Bangalore, raised in Pune and my education was from Gurgaon. Hence, I am having an emotional attachment to all the 3 cities. Hence, it is very difficult to figure out the result of Bangalore VS Gurgaon VS Pune.

The thinking and outlook of non-resident Indians (NRIs) toward the Indian property market have altered dramatically in the aftermath of the COVID-19 outbreak. Previously, more NRIs bought properties; currently, active professionals are looking for homes. Naturally, these professionals are no longer tied to their hometowns for a decent retirement, and their options and worries have shifted as a result.

Nevertheless, my preference and priority is to have a peaceful retirement period in India. Thinking about this I have made a preference chart that has ultimately helped me in taking the decision of property investment in Gurgaon, Pune, or Bangalore.

Only on NoBroker can you find investment-worthy houses in Gurgaon.

The chart is as follows:

Parameters Bangalore Pune  Gurgaon

Congestion and traffic

Severe traffic Bengaluru's highways are constantly congested due to the numerous IT parks dotting the city.

Pune has one of the highest populations of two-wheelers in the country. However, one benefit Pune has over Bengaluru is that thanks to new construction plans, Pune now has broader highways than Bengaluru.

Chronic traffic congestion

Liveability

Bengaluru life is fast-paced and very busy moving city

Pune is the most liveable city in the country, according to a recent survey conducted by ET and the Housing and Urban Ministry

Gurgaon did not make the top ten list

Metro connectivity

A Fully phased metro connection is still under construction. It is having only one operational phase

Pune's Metro system has recently got construction approval. Will take another five years to finish the two systems.

There is Rapid Metro in Gurgaon

Expenses

Expensive in terms of food, lodging

Substantially less in comparison to Bangalore

Expensive than Pune in terms of food, housing, transportation

Safety

Bangalore is India's third safest city for women to live and work in.

Pune is ranked 5th among India's safest cities for women in 2022.

Gurgaon's overall safety rating is 1.8 out of 5. The old Gurgaon region was also discovered to be far more dangerous than the new Gurgaon.

However, I end this discussion about Bangalore VS Gurgaon VS Pune, and I have made my decision on the basis of the above-mentioned factors and I feel I might buy a home in Pune. Keeping in mind all the aspects I feel I will be able to lead a serene life in Pune.

Questions like Pune or Bangalore which is better and Gurgaon or Bangalore which is better may be arising in your mind. I will try to give answers to these questions. Many NRIs migrate choose the western and southern parts of India, although the property options available to NRIs currently stretch across the country. Pune, Noida, and Bengaluru's unique micro-markets appeal to NRI. Residential developments (both low-cost and high-end) are common in these hotspots for property investment. Property Market in Gurgaon offers an excellent return on investment because it is a hub for infrastructure, communication and entertainment. The number of schools, institutes, and hospitals are all quickly growing in these cities. More than 400 IT firms employ roughly 300,000 people in Whitefield, Bangalore's micro-market. As long as there is well-planned infrastructure under construction, as well as a solid employment base in Whitefield, the demand for property will remain robust. You have to make a good deal of research to find the answer to questions like which city is better Pune or Bangalore or Pune v/s Gurgaon, which is better.
