The Pagdi system has been a popular option in India from before independence. It includes a renter and a landowner. The tenant pays low rent in relation to market prices. The renter is a co-owner of the land and has the ability to lease and sell it. These are the Pagdi system ownership rules that I am aware of:

1) As per the Maharashtra Rent Control Act 1999, the renter can be a co-owner of the property but not of land.

2) As a co-owner of the building, the renter does have the ability to rent and sell.

3) The house can be in the joint name in the Pagdi System.
