My cousin is an architect. The last time we met, I asked her whether 5th floor allowed in Delhi 2023 or not. She informed me that the introduction of the Delhi Master Plan 2021, which has proposed the verticalization of buildings, resulted in an improvement in Delhi's skyline. Previously a low-rise city, Delhi had a height restriction of 11 metres until the 1990s, which was later raised to 12.5 metres.

Is 5th floor allowed in Delhi?

Yes. The Municipal Corporation of Delhi (MCD) rules for building the fifth floor are quite strict and specific. Initially, the structure of the residential building could not be taller than 15 metres (50 feet). But now it has been increased up to 17.5 metres. 

This is done to ensure the building's and the people's safety. There are some other rules that you need to follow before constructing the 5th floor in any area of Delhi:

  • The building must have a sufficient number of exit routes to use in the case of an emergency.

  • A NOC (No Objection Certificate) from the Delhi Fire Service is required. This is done to ensure that all required fire safety precautions are in place. The NOC will allow for the installation of fire extinguishers, fire alarms, and sprinkler systems.
