RERA is Real Estate Regulation and Development Act under which the definition of Carpet Area has been clearly defined. A carpet area is defined as the net usable area  of an apartment. This floor area excludes external walls, areas under service shafts, exclusive balcony, veranda or open terrace area. It is the floor area which is covered by the internal partition of the apartment. Many people have been asking this question, “Is Balcony Included in Carpet Area?”

Does Carpet Area include Balcony?

If you go by the definition of carpet area, then you should understand that NO, balcony is not included in the carpet area. RERA carpet area definition clearly states, as given above, that the carpet area is the net usable area or an area where you can spread the carpet inside the house.

Before investing in a 2 BHK property, I enquired from the builder is balcony included in carpet area as per RERA and learned that it is not. The carpet area only covers the net usable area inside the flat and does not include balconies, terraces or common areas. I now have a deep understanding of carpet area so let me just share my insights about it with you.

Does Balcony Comes Under Carpet Area?

As I mentioned, the balcony does not get included in carpet area. Carpet area as per RERA refers to the usable space inside the property excluding walls, balconies and common areas. So carpet area is the area comprising of bedrooms, living rooms kitchens and bathrooms. Consider the carpet area as the area where you can lay your carpet.

So for example, if you have a property of 1,000 sq ft, the carpet area will be around 700-750 sq ft. You can add up the area of the rooms that I mentioned to be included in the carpet area and find it out yourself.

According to the definition set by Real Estate Regulatory Authority (RERA) , the carpet area does not include common areas of the flat. Areas covered by the external wall such as the lift, lobby, and balcony are not included. Only the distance between the inner walls is measured.
