Hi,

As far as I know, any Indian citizen or NRI may purchase non-agricultural property in the state of Karnataka. But there are a lot of limitations when buying agricultural property. Before 2015, the only individual who could purchase agricultural land was a farmer from the state of Karnataka with an agricultural background and ownership of agricultural land. Non-agriculturists in Karnataka were defined as those without any agricultural land or those whose annual income from non-agricultural pursuits exceeded two lakhs. So, prior to 2015, no non-agriculturalist could purchase any agricultural property in Karnataka.

The Karnataka government repealed a long-standing regulation in 2020 by removing restrictions on non-agriculturists' ability to purchase and trade agricultural plots. No matter how much money they make annually from sources other than agriculture, any institution, corporation, or academic school that is an Indian resident is eligible to buy farmland in Karnataka. The legislation allows anyone, regardless of family origin, with an annual non-agricultural income cap of Rs. 25 lacs to purchase agricultural land. The revenue cap was previously set at Rs 2 lakh, but in June 2015, it was increased to Rs 25 lakh.

The District Commissioner has the authority to give non-agriculturists ownership of agricultural property.

I hope this answers your query.
