According to the Maharashtra Land Revenue Code, 1966, gaothans are land parcels ‘included within the site of a village, town or city, as determined by Section 122 of the Code’.Navi Mumbai, has a wide concentration of GAOTHAN properties.

It is safe to buy GAOTHAN properties as long as these are authorised by a competent authority. The benefit is that these are very less in price compared to other properties. The only catch is that if there is any illegality associated with the property then that is a major loss in the near future.

BMC and CIDCO acquire land from GAOTHAN property owners and then hand it over to developers for construction and relocation of the residents on that property. Also due to space constraints, these properties are very cheap. If one is comfortable staying in congested area then these are the best options.

Many buy it as an investment and wait for a builder to buy the plot and then earn huge profits. Also quite a few people are of the  opinion that their building will sooner go for reconstruction and they will receive either extra space and increase in their square feet area will earn them huge benefits.
