I have been staying in Bangalore for 6 years. I can say that there is an exponential increase in property prices over the years. It is because of this reason I was holding on my decision to own a property. However, last year I bought a bank auctioned property at a heavy discount of 20% on the property cost. While initially I had concerns about whether is it safe to buy bank auction property, I availed of a due diligence service from NoBroker to rule out any risk.

Is it Good to Buy Bank Auction Property?

Usually Banks examine each property up for auction. Therefore, there are no legal problems with them. I hope this answers your query, “Are bank auction properties safe to buy?” However, there are a few risks involved in buying bank auctioned properties,

  • Title due diligence: Purchasers must check the property's ownership status and perform a title check. Banks do not acquire ownership of the property and, so, do not assume liability for it either.

  • Repair and additional expenses: Properties offered for sale at bank auctions are not subject to buyer flexibility regarding location or price, and it can occasionally be challenging for purchasers to physically see the property and determine its precise state.

  • Outstanding dues: The purchasers are liable for paying any unpaid balances pertaining to property purchased at a bank auction. These obligations consist of society dues and municipal levies.

Now to rule out these risks, I already said that I availed of

NoBroker due diligence service

. Through this service, I was assured that the property is legally verified and I can go ahead with buying a property.

Why to Choose NoBroker Due Diligence Service?

  • The NoBroker due diligence service provides senior lawyers with more than 15 years of experience.

  • A lawyer inspects the property to make sure there are no outstanding legal issues that can risk a buyer.

  • Property advocates carefully review all property paperwork, including the sale deed and title check, before the property deed is finalised.

  • An attorney looks into who owns the property, if any loans are outstanding, and protects against fraud.

I hope this helps!
