From what I've heard, Runwal Eirene is located in a developing locality of Thane West, near Balkum Pada. Sharing Pros and Cons of investing in Runwal Eirene: Pros of investing in Runwal Eirene:
  1. The civic infrastructure around the project is good. There are good healthcare establishments, schools, malls, multi-cuisines restaurants within the vicinity of the project.
  2. Connectivity: Eastern Express highway is 20 kms from the project. Soon Thane-Bhiwandi-Kalyan metro line is going to come with station near Balkum Naka, which will further boost the connectivity. Monorail is also proposed in this area.
  3. Thane West is developing locality, and still offers beautiful views of Yeoor Hills. Thane Creek is an hour's drive from the project. The locality is serene.
  4. There are many reputed builders who are coming up with projects in Balkum area and Kolshet Road, which will give boost to infrastructure in the region and hence the property rates will boost up. Currently the property rates in Thane West are around Rs. 10000 per sq ft.
Cons of investing in Runwal Eirene
  1. I've heard that the builder has delayed possession of the project. It was to be delivered by 2021 and now the possession has been moved to 2024 as per the MAHARERA website. I'm not sure but there were litigation issues with the project.
  2. There have been reports that the CRM team of Runwal Eirene is not transparent when it comes to the charges, payment schemes etc, so if you are investing here please look at the sale agreement extra carefully.
