I visited this project on the recommendation of my friend in August 2023. The Sobha Royal Pavilion address is Hadosiddapura, Sarjapur Road, Bengaluru. This project offers premium 3 and 4 BHK residences. During my visit, I found the builder developed it based on Rajasthan themed luxury apartments. On enquiring about its construction status, the sales executive informed me the construction was almost completed. 

The very first thing attracted me was its builder name, i.e., Sobha Developers. Who doesn’t know about this top brand of Indian real estate sector for the 5th consecutive year? Apart from this, some attractive options provided by the project are as follows;

  • Top–class amenities

  • Attractive loan offers

  • Some say Sobha Royal Pavilion 3 BHK price is high, but I found it reasonable considering its amenities and location.

I finally booked a 3BHK of 1300 sq ft at 1.18 crore. I will rate it a 4 out of 5.

Sharing my Sobha Royal Pavilion reviews with you all here. I live quite near the project but came to know about it only a few months ago during my visit to Kodathi Bus Depot. My brother-in-law and sister had been looking for a 4 BHK on Sarjapur Road for a long time, so I checked out this project precisely. I noted a few details for them which I can share with you too.

  • The total area size of this project is 23.6 acres.

  • The project is RERA approved and RERA ID is PRM/KA/RERA/1251/446/PR/190204/002338 for Winge 6 and 7.

  • The builders planned all the apartments following Vastu norms.

  • When I asked for the Sobha Royal Pavilion price list, the sales team mentioned it starts at around Rs. 1.54 crores, which I found quite low compared to the features they have. 

I believe investing here would be a great move.

Unique Rajasthan-themed luxury property in a fantastic position on Sarjapur Road. The project features creative landscaping, giving it a resort-like feel. One of Sobha's signature projects is Great Amenities.

It's now being built, and Sobha has guaranteed that the quality will be excellent. One of the main Sobha Royal Pavilion issues is that it shares its compound wall with a cemetery. Even after four visits, we were completely ignorant of this.

Thankfully, we abandoned the plan since my family was uneasy about the property.

Because it is bordered by workplaces, it may be the finest area to invest in.

I would like to provide a positive Sobha Royal Pavilion Sarjapur road review.

It is a magnificent residential enclave on the Sarjapur main road near Carmelaram. The clubhouse is just like a palace, and the building of this luxury residence is based on a Rajasthani motif.

The 23.6-acre site will have 1280 apartments split across 16 towers. The building will include two basements, a ground level, and 18 stories.

It's in a good location, around half a kilometre off Sarjapur Road and adjacent to a tech park and a future Wipro office.

Construction has already begun, with the first phase projected to be completed in 2023 and the second phase in 2025.

Well, in this Sobha Royal Pavilion review, I would like to mention both the positive aspects of the project, as well as a lot of negative aspects!!!

Let me start with the positives: 
  • it is a high-end development by one of the most reputable builders

  • and the project is really well-planned, with infrastructure that appears to be fairly promising as well

In terms of the negatives, 
  • a 3BHK in the project also offers only one balcony that is connected to the living room. The Master Bedroom does not have a balcony.

  • Even while that is doable to some extent, the project's major drawback is the church's attached graveyard, which shares the project's boundaries. Looking at the available space, it appears that graveyard space might be greatly expanded

  • In this location, water scarcity is a major problem. As a result, you will have an authentic Rajasthani experience

  • Except for wings 7,8,3,12, the balconies of most apartments are extremely near to one another. There is no such thing as privacy
