As far as I know, RERA's primary goals are to safeguard purchasers of homes that are still under construction, to guarantee prompt and accurate apartment delivery, and to ensure that all legal procedures have been followed up until the property is handed to the purchaser. Once OC is secured, RERA is no longer applicable to the flat. A check is made by OC to make sure all legal procedures have been followed. So, you may move forward with the apartments that gained OC.
But if Meda Greens has no OC then keep in mind that without OC, the structure could be destroyed at any point. Basic sanitary facilities can be taken away. You may receive an eviction notice from the government. Regularisation may be permitted if the builder pays the fine, but suppose the buyer, or owner, ends up paying the fine. In that situation, you would suffer. Banks and other financial organisations may occasionally refuse to lend money for properties without OC. Additionally, no sensible buyer would ever agree to buy such a home in the first place.
Likewise, if your property lacks OC, there won't be any value when you sell it.
