For the purpose of getting a house loan, borrowers and banks execute a Memorandum of Deposit or MOD. In addition to the processing fee and other costs, the banks impose MOD fees for house loans.

There is no exact figure that I am aware of, however, the title deed memorandum of deposit typically ranges from 0.1 percent to 0.5 percent and doesn't go over Rs. 25,000. If you take out a loan for Rs. 60 lakhs, the MOD fees at HDFC Bank must be between Rs. 6000 and Rs. 30000. However, because there is a cap of Rs. 25,000, the highest amount of MOD fees that can be charged, regardless of the loan amount, is Rs. 25,000.
