Hello there. We have a property in the Pimpri Chinchwad area of Pune. I was inquiring about how property tax is calculated in Pune. So, I visited the official website of the Pune Municipal Corporation. 

I found the answer to my question there. Let me share the same with you here.

How is Property Tax Calculated in Pune?

The property tax is calculated based on certain factors. These are,

  1. The carpet area of the property.

  2. The kind of property, whether it is residential, non-residential, mixed, miscellaneous, industrial or an open land.

  3. As per the ready reckoner.

  4. The type of construction - RCC construction, simple construction or patra shed.

If I talk about the relation between the carpet area and the property tax, it is somewhat like you have to pay a luxury tax if the property exceeds a specific carpet area.

Talking about the ready reckoner rate, also known as guidance value or circle rate, indicates the minimum valuation set by the state government for properties in a specific region. It works like a benchmark for the calculation of the tax.
