As per the Real Estate (Regulation and Development) Act, 2016 (RERA), brokers are required to register themselves with the regulatory authority and comply with the rules and regulations laid down by the act
. The act also provides for penalties on builders who delay their projects or do not comply with RERA norms. However, there is no specific provision in the act that deals with the issue of charging brokerage fees for renewing rental agreements.
In general, brokers are entitled to charge brokerage fees only for the services they provide. If the broker was not involved in the renewal of the rental agreement, it is not clear what services he provided to justify the brokerage fees.

Our broker in Pune charged a brokerage every time we renewed the rental agreement. Is there any legal action to take against the broker because renewal of agreement happened between the tenant and the owner and the broker was not involved?
