I am in the process of buying a panchayat villa property in Bangalore. The current seller had purchased the plot, built a villa, and is now selling it. Shouldn't the latest khata document (form 9/ekhata) have the photo as well as details of the newly constructed house? The khata has only plot details. The row for the house details is blank. What is the process to get the details of construction updated in the khata? What documents will be required and how long will it take? Is it okay for me to register the property in my name and then update the details or is it advisable to get the seller to update the khata details before registration? Please help. Additional details: The seller has received necessary approval for the building plan, but has deviated from the plan during actual construction. The construction was completed a few months ago and the seller has not received the competition certificate-- he says it is not important for villa projects.
