What are the reviews of Adarsh Lakefront, Bangalore?

I am writing this Adarsh Lakefront review because I visited this project a few months ago. Adarsh Palm Retreat Lakefront is a development that provides luxurious facilities and upscale residences in a prime area in Bangalore. The Adarsh Lakefront price of a 2 BHK apartment of 1341 sq. ft. is Rs. 1.07Cr., and 3 BHK of 1915 - 2315 Sq.Ft. is Rs. 1.48Cr.

I am really impressed with the Adarsh Lakefront location, because of its close proximity to Bellandur, Sarjapur Road, HSR Layout, Marathahalli ORR, Koramangala, and Whitefield. You will get a view of the beautiful Saulkere Lake. However, the only problem with this location is the traffic jams when entering key areas of East Bangalore during peak hours. My friend informed me that the expected Adarsh Lakefront possession date is September 2024. 

I’d really appreciate it if someone could provide me with some more details about the Adarsh Lakefront construction status. Thanks in advance!

If you are planning to invest in Adarsh Lakefront, you should be aware of the ongoing Adarsh Lakefront legal issues. The developers i.e. Adarsh Group has gotten slack from  buyers as the project completion has been delayed multiple times around. I will share more details in the paragraphs below.

I know friends who booked a unit after looking at Adarsh Lakefront price and Adarsh Lakefront floor plan of 2, 3 and 4 BHK luxury residences ranging from 1341 sq. ft. to 2917 sq. ft.The plan also mentions laminated wooden flooring in all bedrooms,good quality vitrified tile flooring in kitchen,ceramic tiles in balconies and utility area, white colour EWC & washbasin with granite counter top & mirror in all toilets except powder room, good quality engineered designer door frames & shutters for all main, bedroom,

Now, my friends  are fighting cases in consumer court to recover their money. I have read reviews online where buyers are complaining about lack of response from the management team.Those who have cancelled their purchase have not received the refund. It is unfair that buyers are losing their principal amount and paid interest. Reviews say that the builder has many clauses and will try to elongate or cancel the refund.

Buyers have complained about slow construction, delayed timeline, poor management response and more. Even their new project  launched off Sarjapur road near Pioneer has been getting complaints of poor roads. If you are thinking of getting Adarsh Lakefront resale flat, be careful. The developers have  clearly said they have funding issues and no approvals for higher floors.

The project is registered under RERA, the Adarsh Lakefront RERAregistration number for phase 1: PRM/KA/RERA/1251/446/ PR/170915/000232 and phase 2: PRM/KA/RERA/1251/446/PR/200323/003382. If I get an update about Adarsh Lakefront legal issues, I will add to the comment.

What I really like about Adarsh Lakefront is that it is a RERA-registered project and fulfills all conditions placed by the state regulatory body. This project has been developed by Adarsh Developers, who is a reputed developer firm with experience in developing livable spaces for property buyers for decades.

Moreover, Adarsh Lakefront is located in Kaikondrahalli, which is well-connected to other parts of the city by road. Prominent schools, shopping malls, tech parks, shopping malls, movie theatres, and hospitals are present in the proximity of this residential project so that you spend more time at home and less on the road.
