According to the BrihanMumbai Municipal Corporation (BMC) and according to the Pagdi system, the tenant can sublet the premises or even sell the property, but he/she needs to give a share to the Pagadi owner. Usually, the share is 33% of the total amount. That is, 33% of the amount should be given to the landlord of the Pagdi. However, there is no specific rule as such and it may vary depending on the owner.
If you and the Pagadi owner are planning for redevelopment, then the government has approved that the Pagdi system houses can easily go ahead with the redevelopment of the project. According to the Brihanmumbai Municipal Corporation (BMC), redevelopment of buildings can be carried forward if the Pagadi owner and 51 per cent of the people residing in Pagadi give their consent for redevelopment.
