Investors must know that the government orders pay only for carpet area not super built up. It has become mandatory for all builders to sell property based on carpet area, i.e. the available area within the walls of the property. So you will have to pay for the carpet area and not for the super built-up area.

What is Carpet Area an Super Built Up Area?

Before answering your query: should I pay for super built up area, let me tell you what super built-up area and carpet area mean.

  • The super built-up area includes the carpet area plus common spaces like corridors, lobby, and amenities, often inflated by a proportionate share of these shared spaces.

  • Carpet area refers to the actual usable floor space within the walls of a property, excluding common areas and walls.
