What all documents are required to get mortgage NOC from CIDCO? Bank is asking for no objection certificate before disbursing the loan.

As per my knowledge you need these documents: a. Cidco transfer procedure (Requires Builder/Soceity NOC, Copy of Sale Agreement between you and seller) b. Mortgage NOC (Requires CIDCO transfer completed, Mortgage Letter from Bank, Affidavit saying you do not have any other loans for the said property) You can get it by filling out and submitting the Mortgage NOC form on the CIDCO website

How to get CIDCO mortgage NOC from the lender?

You will be asked for CIDCO mortgage NOC to get your loan disbursed. Now to file for the CIDCO NOC application, you will need to provide some details to your lender like your

  • Identity proof

  • Title deed

  • Application form

  • Foreclosure letter

  • Repayment recipes and more.

The lender will go through all the documents, verify them and if all goes well, you will get your NOC. 

 

What are the documents required for CIDCO transfer?

The documents that you will require if you want to do the CIDC transfer are-

  • Application form

  • Society registration certificate

  • Agreement copy with builder

  • occupancy certificate copy

  • Commencement certificate copy

  • Architect’s certificate

  • Copy of the sanctioned master plan and more if needed

It is required to get a mortgage NOC when you have purchased a flat in any government scheme or your house has been allotted by any subsidiary body of the Government. In this comment, I will share everything I know about CIDCO mortgage NOC and related terms. 

CIDCO meaning :

CIDCO is a town planning agency that has been designated and elected by the Government of Maharashtra. Basically, this Special Planning Authority has a tie-up with the government. 

NOC meaning:

NOC or No Objection Certificate is a legal document that is issued by an authority to show that the property owner doesn’t have any dues on the property. Usually, a NOC is used by Banks and housing finance companies. It is also called a “No Dues Certificate”. You will get a NOC when the loan amount is paid off completely.

If you have leased property from CIDCO. You can lease it against a mortgage loan as long as the lender is on the list of approved lenders created by CIDCO itself. You will need a NOC certificate from CIDCO to get the loan approved. 

A few of the documents required for CIDCO mortgage NOC are :
  • Foreclosure letter

  • Identity proof 

  • Title Deed

  • Application Form 

  • Repayment receipts etc.

    The lender will verify details including the account number. Once the formalities have been completed You will get NOC.

You can get Cidco NOC online only when you have closed Loan Against Property (LAP) in its entirety. Once that is done, the property will be under the name of the owner rather than the lender. 

If the previous owner has not paid their CIDCO NOC for home loan, they will be unable to sell the flat to a new owner. In case the seller doesn’t pay transfer charges, the buyer will be liable to pay the amount.
