Hi Pal,

I wanted to invest in residential plots. So from the past few weeks I have been visiting various residential projects in and around Bangalore. Last Saturday, I visited Adarsh Savana and have written a real critique of the initiative based on my observations.

Pros: 
  • It is conveniently located near IVC Road [for airport access], STRR, and Doddaballapur Road, which is a major bonus in terms of connectivity

  • This project is by a reputed builder who has proposed a 100-acre township project

  • This project is close to multiple resorts, Dravid Padukone Academy, and Stonehill International School

Cons:
  • Something worth noting about this project is that if you aren't acclimated to aircraft noise, you will develop migraines:(). Planes fly low over this project, and the sound of planes is enormous during the day, increasing dramatically at night when flights fly lower in altitude. The frequency is also extremely high; the plane will be heard every 3-5 minutes. Sound pollution is unavoidable because this project is near the Kempegowda International Airport's runway 2

  • It may be a smart investment, but don't plan on building your dream home because the noise from the planes may prevent you from sleeping :()

  • Expensive in comparison to the location and ongoing development in the neighbourhood. Adarsh Savana price is almost 5 years old. Below-given is the property configuration;

I am a realtor. I provide honest or genuine reviews about various upcoming projects in and around the city. Recently one of my clients wanted to purchase a residential plot in Bangalore. They wanted a place in Yelahanka. So, I suggested they get an idea about the

plot. I accompanied them to the plot location. However, with my experience, I would like to cite 3 important observations:

  • The arrangement is designed in such a way that no plots face east or north.

  • They charge a significant premium for the plots that claim to be east or north-facing. The majority of plots face either southeast or northwest. As a result, taking a premium on such ground is misleading

  • According to my knowledge, for the past seven years, the price in the surrounding area has remained unchanged. because this site is 8-10 kilometres from the main road, so earning an acceptable return on investment could take up to 15 years

However, this Adarsh Savana review is completely based on my opinion. I would like to recommend that you should visit the plot yourself, and do all the due diligence on your part before purchasing the plot.

plot location. However, I'd want to share some of my thoughts and observations with you;

  • From a future perspective, the project location appears to be suitable. The project's layout is quite appealing

  • The sales crew was a little unprofessional, and marketing partners are misinforming regarding terms and conditions. So I'm not sure how they'll act after the sale. Within a few hours of the launch, the sales staff boosted the price. When asked for more information, they refused to reveal approval documentation until the booking fee was paid. It's kind of amusing that they want individuals to hand over their hard-earned cash without even requiring them to display mandatory authorisation

Hence if you are a potential buyer, I would like to request you to be informed while purchasing their plot.

Well, I think the Adarsh Savana project is kinda successful considering they sold 400 plots within a week during the pre-launch in Nov 2021. I feel what Mr. Josh is saying it is correct but given the overall track record, I would say it was an odd case. I find myself attracted to this project particularly because there are barely any genuine construction concerns I have heard about Adarsh projects. I was a part of their launch party and I did my thorough research about the quality of material they were planning to use in all the villas. It impressed me. You must be thinking why I am so much into this particular aspect. Well, it’s because a lot of projects these days have the same complaints about poor construction quality. Nonetheless, I feel that to form your own Adarsh Savana reviews, you must go on the ground with experts to understand the overall scenario.

I agree with Mr. Kamal. I know someone who invested in the Adarsh Palm Retreat project and got into a legal dispute with the Adarsh Developers. The builders failed to provide the construction promised on plots and that got into a huge legal mess. Finally, the developers were directed to pay them compensation including simple interest of 12%, within 6 weeks from the date of judgement. With this kind of a mess I am not sure what to make of Adarsh Savana projects.

This is the luxury villa plot project in Yelahanka, am I right? If that’s the one you are asking about then I must say that I am quite interested in how it will turn out. They have 3 categories of villa plots with fancy names such as Sapphire, Ruby and Diamond. I should tell you that they are promising the following dimensions but please get clarity on the carpet area and built up area. It can lead to a lot of confusion.
