The Real Estate Regulatory Authority (RERA) defines carpet area as the total internal and net useable floor space of an apartment, omitting the size of the external walls, services shafts, exclusive balconies or verandah spaces, and exclusive open terraces.

MOFA Carpet Area:

The Government of Maharashtra introduced the MOFA act in 1963.The area that includes the entire floor area of the property along with the area covered by the balcony is known as the MOFA carpet area.
