The "Pagdi" system is a unique rental arrangement in certain parts of India, particularly in Mumbai. Under the Pagdi system, tenants paid a one-time deposit (known as "Pagdi") to the landlord in exchange for long-term tenancy rights. This system was common in older buildings. The tenants can pass down these tenancy rights through generations.

NRIs who are tenants under the Pagdi system can also participate in the redevelopment process. They are eligible to receive new flats in the redeveloped building on the same terms as local residents.
