My uncle lives in a house which is located along the banks of a lake. A decade ago when I visited his house, I saw that the lake was very close to the house, even touched it at times and there was no boundary at that side. I really loved sitting near the lake and enjoying the cool wind and being a teen, it was enough to calm my mind. Recently I paid a visit to his house and saw that he has built a garage near the lake. I couldn’t figure out how he got the land and saw that the lake has diminished in area. I was both upset and confused and on asking, my uncle said that as per Riparian Rights, he was able to build the garage. I had to know what are Riparian Rights and thus asked my father about it. Let me tell you about it in details so that you too can understand the rights easily.

What is Riparian Rights in Real Estate?A owner who has his land near a water body is called a Riparian owner and the rights enjoyed by him are called Riparian Rights. These are natural rights that one gets due to the location of the land. In fact the best part is that the landowner may not own the water body but can use the water as per his will. He also gets the right to get the additional land that is formed by the continuous deposit of soil on the shore and that is how my uncle could extend his land and build the garage.
Who enjoys the Riparian Rights?A person living near a waterbody like
Creek
Stream
Lake
River
Reservoirs
And drainage canals enjoy these rights
It seems that God himself has gifted such a land to my uncle for which he has been able to avail the
riparian rights for his benefit.
