Hi there, A few months back my best friend wanted to purchase an apartment in Hanuman Nagar, Kandivali (East) that was constructed under the auspices of the Slum Rehabilitation Authority (SRA) and was interested in learning the process and dangers associated with doing so along with knowing the SRA eligibility documents. What is an SRA flat?

Before I begin to tell you about SRA patra documents, I am going to tell you about SRA flats. The Slum Rehabilitation Authority, provides tenements, also known as SRA flats, to the slum dwellers. There are two types of SRA flats – one which a slum dweller gets allotted after surrendering his existing home and the units which are sold in the open market by builders. As per the rules, only the slums built before 2011 are eligible for rehabilitation. The real estate developer interested in the redevelopment of a particular slum approaches its cooperative housing society constituted by the slum dwellers. Builders need the consent of at least 50 per cent of the slum dwellers to begin the redevelopment and rehabilitation process. Upon receiving the consent and conducting the necessary paperwork, the developer shifts the dwellers to transit camps or gives them rent for temporary accommodation until the slum is redeveloped. The developer relocates the residents to transitory camps or pays them to rent for short-term housing while the slum is rehabilitated after obtaining the appropriate approvals and filing the necessary documentation. The builder then dismantles the slum and builds new structures, and after this is done, all qualified slum occupants receive free dwellings. The renovated residential unit will include 300 square feet of carpeting. Buildings are constructed on the extra plot area, and developers can resell the structures' units for a profit or recoup their development costs on the open market.

List of documents required for SRA scheme in Mumbai

The SRA documents required for applying for an SRA flat in Mumbai are as follows:
  • The buyer must hold a domicile certificate.
  • The buyer and their family members should not own a house within Brihanmumbai Municipal Corporation (BMC) limits.
  • The buyer should belong to the Economically Weaker Section (EWS), Lower Income Group (LIG) or Middle Income Group (MIG). The sale deed will be made in the name of both husband and wife, if applicable. Partnership firms or organisations are not permitted to purchase SRA homes.
  • The original beneficiary cannot buy an SRA flat.

  • RERA registration Number 

  • The detailed submission of the proposal shall be done in soft copy in pdf format

  • Photographs (with dates) to be attached to the respective medium

  • Design details wherever required 

  • Any other related documents felt necessary for Proposal 

  • Form 1- A & Certification by QBEA 

  • Updated Form 1A after completion of building construction by QBEA 

  • Authentic and valid Accreditation Certificate QBEA. 

  • Accreditation revalidation Certificate  

  • Performance Data & Compliance Certificate by QBEA, every five years after completion of construction 

  • Video Clips to be attached to the respective medium

What are the eligibility criteria for SRA?

The eligibility for SRA scheme in Mumbai are:

  • The buyer should have a domicile certificate

  • If you are a buyer, you must not be the original beneficiary

  • The buyer must be under the EWS (Economically Weaker Section), MIG (Middle Income Group) or LIG (Lower Income Group)

  • The sale deed must be drafted in the name of wife or the husband (if applicable)

  • The buyer and his family members should not have any house within the BMC limits or Brihanmumbai Municipal Corporation

  • An organisation or partnership firm is not eligible to buy SRA homes

The documents required are: 1. Ration Card 2. Photo Pass issued by Collector 3. Electricity bill 4. Election ID 5. Other receipt of rent to deposit to concern municipality Apart from this, you should also meet the following criteria: a. A domicile certificate for purchasing an SRA flat. b. He or his family members should not own a house within Brihanmumbai Municipal Corporation (BMC) limits. c. The buyer or his family members and the original seller cannot buy another SRA flat henceforth. d. The buyer should belong to the Economically Weaker Section (EWS), Lower Income Group (LIG) or Middle Income Group (MIG). e. The sale deed will be made in the name of husband as well as wife, wherever applicable.
