My Cousin paid a visit to the Poddar harmony site, this is what he found:

The Poddar Harmony 2BHK price and 3 BHK prices vary based on the area- 

One variant of 2 BHK is 584 sq ft and priced at 1.21 Cr Rs. The other variant is 607 sq ft, priced at 1.26 Cr Rs. The 3 BHK apartment is 762 sq ft and priced at 1.58Cr Rs.

I asked him about the amenities as the prices in my opinion were slightly higher. He said some of the amenities that he remembers are:

  • A shopping center

  • A library

  • A sports arena with a playground, yoga zones and tracks for jogging and cycling.

  • A community hall will be a part of the project.

Since these are the facilities offered, the price seems justified. I think just like my cousin, if you have the budget, you can actually think about investing here.

A close relative of mine was looking to invest somewhere in Chembur. He said he checked out Poddar Harmony which is located Near Tilak Nagar Railway Station, Chembur East, Mumbai. It is positioned on the Eastern Express Highway which helps with the connectivity across Mumbai.

Chembur East as a locality has seen a lot of growth and projects such as this add to the ease of the residents. There are 215 units with 2 and 3 BHK flats. He said that Poddar Harmony possession date will be in June 2028. Investing right now in this project will be a wise decision as the property prices here are expected to appreciate. You could enjoy good returns on this investment.

I have heard about Poddar builders a lot when it comes to real estate in Mumbai. It is well known for delivering projects on time and so far I haven’t heard of any legal troubles with them. This project has also got RERA approval, Poddar Harmony RERA number is P51800053752.

I think what attracts investors to this project is the potential it offers. Connectivity of the project is one of the major USPs. 

Upcoming Metro Line 4 and Line 2 B will make Mumbai travel easy. The project is close to business districts such as BKC, Lower Parel, Andheri and Powai. Poddar Harmony is very close to educational institutions like Acharya College and Shree Narayan Guru College of Commerce. K-Star and Cubic Mall are situated in the project’s vicinity which serves as entertainment hotspots.

I would say that after looking at the project and its location, I would deem this a safe investment as it is set to give good returns. But I would advise you to do due diligence before investing.
