These comprise the No Objection Certificate (NOC), the original sale deed or the agreement of sale, the occupancy certificate, maintenance and utility bills, the building plan, the land tax receipt, and so on. What are the Property Documents Needed for House Loan?
Here are the detailed property documents needed, along with the home loan application.
- NOC:
You need to get an NOC from the society or the builder to confirm that no objections are raised related to the sale or purchase of the property.
- Original Sale Deed/Agreement of Sale:
You’ll have to submit the original and registered sale deed, letter of allotment or the stamped agreement of sale, which is given by the builder. This is proof of the ownership of the property.
- Occupancy Certificate:
This is for the ready-to-move-in property type, which is proof that the property is fit for occupation.
- Maintenance Bills:
You’ll have to share copies of the maintenance, property tax receipts and electricity bills, that show the regular payment of these charges.
- Advance Payment Receipts:
You’ll have to include the original bills, which serve as proof of any advance payment that has been made for the purchase of the property.
- Building Plan:
You need to submit a copy of the building plan.
- Possession Certificate and Land Tax Receipt:
You need to share the original land tax receipt and a possession certificate that gives proof of ownership issued by the authorities.
- Bank Account Statements:
Share the current bank account statements that show the payments you’ve made to the builder or the seller.
- Construction Cost Estimate:
You need to give an in-depth construction cost estimate to prove the needed loan amount for construction loans.

- Whole chain of property papers. For example assuming there are 3 sellers involved in the chain A, B, and C......C being the current seller. Then bank will required 3 sale deeds in fav of A, B and C. In Haryana HUDA cases, Reallotment letter in fav of B and C will also be required.
- Possession Letter
- Allotment letter in fav of Original allottee A by HUDA or DDA etcC
- In resale cases Agreement to sell on stamp paper between current seller and buyer duly notarised along with self attested KYC & cancelled cheque of seller.
- Sanction Map/Sanction Letter and Occupation Certificate if property is a ready to move in unit
- Latest H.Tax receipt and Latest Electricity bill and Mutation in fav of current seller may also be required....depending upon type of property. For example in Old Gurgaon cases every bank requires these papers...whereas in HUDA Haryana cases, these papers are not demanded.
- Transfer Permission is required in Haryana HUDA Cases...in NOIDA cases, Transfer Memorandum is required.
- Where seller has paid some penalty to authority for additional construction done, then Compounding plan and related papers are also required by bank.
- Mortgage Permission in fav of the concerned bank is also required in Haryana HUDA cases and NOIDA authority cases. In Loan Against Property and Renovation Loan cases, where the property being financed is already in possession of loanee, then it is required before disbursement of loan. In resale cases, it is required by bank after disbursement of loan.
