I visited this project a few months back. I am satisfied with the project and its construction quality. However, in this Akshaya Orlando review, I would like to highlight a few locational disadvantages;
After a rainstorm, there is persistent waterlogging in and around Kelambakkam.
The Old Mahabalipuram Road is frequently congested due to ongoing bypass construction, which is irritating.
Urapakkam, the closest railway station, is located 21 kilometres away from Kelambakkam.
Hence, I am a bit sceptical about whether or not to invest here.

This is a RERA registered project and the RERA ID is TN/01/Building/0242/2019. The apartment cost ranges between Rs. 58 Lakhs - Rs. 74 Lakhs, which according to me is quite reasonable. This particular project provides a few eco-friendly features;
Rainwater harvesting Plant
Sewage treatment plant
Water Treatment Plant
Apart from this, I am a bit relaxed buying a home here as this project provides facilities like ATM, car wash facility, and piped gas line facility.

I booked an apartment in the Akshaya Orlando project in February 2020, and it was supposed to be handed over by September 2020. Due to COVID, the dates were changed, and the new date of handover was in February 2021. But even a year later, we still don't have possession, and things are moving very slowly. I'm not sure why this is handled so poorly, even though Akshaya is a superior brand. It appears that the handover won't occur until the end of this year (2022), and it's unclear how the builder plans to make up for the delay by compensating the customers. They began brand-new blocks but never finished them. I regret my investment decision in this place.
