From a friend of mine, I had already learned about the amenities they were providing. To learn about the Risland Icon unit configuration, I visited the project. During my visit, an executive informed me about the configuration, which I have added below.

He also told me that the project is around 6.8 acres big, and the starting Risland Icon price is Rs. 1.34 Crore. I absolutely loved the location and the vibe of the project and hence booked a 3 BHK unit there.

A few weeks back, I came across a Risland Icon review, and after going through this, I planned to visit the location. During my visit to the location, I asked about their amenities. An executive told me they were providing amenities such as: 

  • A Badminton Court, 

  • Community Hall, 

  • Jogging Track, 

  • Clubhouse, 

  • Children's Play Area, etc. 

I was quite surprised to know that they even had rainwater harvesting and that their houses were Vastu compliant. To decide whether to purchase a unit here, I asked about the Risland Icon RERA number and possession date. The executive told me that the RERA number is P51700033286, and possession is by December 2026. Following this, I booked a 2 BHK unit.

Every apartment in Phase 1 has been sold out so you can imagine the demand for the apartments here. Now Phase II is out for sale so you can invest here. This is a great project but every year the Risland Icon Thane possession date gets delayed. I planned to have a 2 BHK here but after considering several factors, I decided not to invest here. The Risland Icon Thane 2 BHK price is around Rs 1 crore, which is okay based on the features of the project but too much if you consider the size. The carpet area of the 2 BHKs here will be between 561 and 775 sq ft. I have with me the Risland Icon Thane unit size list so you can refer to it here:

  • Risland Icon Thane 1 BHK price will be between Rs 83 lakhs and Rs 91 lakhs (449sq ft)

  • Risland Icon Thane 3 BHK price will be between Rs 1.6 crore and Rs 2.53 crore (756-1,123 sq ft)

So you can visit this project and check out whether it meets your expectations or not.

The Icon, Dhokali builders and the management are a bunch of unprofessional almost thuggish people who are only and only interested in extorting money without completing the work on time. Even the current building up for possession is incomplete. The emergency stairwell is a risk to residents using it. If you notice in the pictures below, their stairwell is broken in many places. Also a major portion of the stairwell is only cemented and not tiled. This is apart from a lot of other incomplete work in the building, queries about which are not addressed by them. This is after 6 years of commencement of work and endless waiting and taking the majority of payment. They in fact have such an unprofessional CRM team that we do not get replies for any of the mails and queries that are sent to them. Probably they have such instructions from their management.   I am sure there is no other building in the whole of Thane/Mumbai that makes a flat ready for possession with incomplete stairwell.   They aren't as good as they have advertised during sales. In fact they don't bother with their construction quality post their sales stage. The amenities are nowhere near completion.   Their whole attitude is absolutely disgusting and disappointing.   I would rate their management and customer service a zero star if it were possible.   They have such terrible customer relations that they are demanding money without allowing basic flat visits to the purchasers.   Please be careful before buying any of their under construction properties.

Let me start my review of Risland Icon. Risland Thane is one of the few areas in the city with a good network of roads and motorways. The Gb Road and the Eastern Express Highway have the best connectivity in Majiwada's centres. Dhokali is a sub-locality within the Thane district. It's near the intersection of Old Agra Road and Ghodbunder Road. It is also about 5 kilometres from Thane railway station. Dhokali is also 27 kilometres from the Chhatrapati Shivaji Maharaj International Airport.

  • CP Goenka International School and Highstreet Mall: 5 minutes

  • Majiwada Junction: 8 minutes

  • Viviana Mall and Jupiter Hospital: 10 minutes

  • D-Mart and Apollo Hospital: 8 minutes

  • Thane Railway Station: 15 minutes
