Here are the things you must check before buying a house in Chennai:

  • Builder’s Reputation: Check the builder’s reputation. See their previous projects and read reviews to get an idea of the quality of work. Track records help in determining the material quality, delivery time and more aspects.

  • Legal Due Diligence: You must verify the property’s ownership titles to be relieved about the seller’s identity and legitimacy. Get confirmation for the sale deeds, land records and encumbrance certificates to prove the house ownership.

  • Get approvals and permits from local authorities and bodies like the Chennai Metropolitan Development Authority or the Greater Chennai Corporation. This comprises verifying occupancy certificates, environmental clearances, building plan sanctions and adhering to the local building regulations.

  • Documents: Check and get the following list of documents.

  1. Property title deeds

  2. EC

  3. Approved building plan

  4. Sale agreement
