  • UDR (Updating Data Registry) Patta:

    The Tamil Nadu government created this scheme with the goal of granting Patta to legitimate landowners. 

  • 2 C Patta:

    The state has implemented the Tree Patta Scheme, commonly known as 2C Patta, for many years. According to this plan, nearby property owners or other people who are capable of taking responsibility for the trees are given the right to use leaves, fruits, and other materials of the trees standing on the government-owned Poramboke grounds.

I also did not know anything about what are the types of pattas in TamilNadu until I witnessed a property dispute last month in my neighbourhood. It was related to the type of patta land, so I researched about it a lot. I learned about the types of patta land then and will be glad to share it with you all here. What are the different types of patta in Tamilnadu?

The Patta is mandatory for both vacant lands as well as lands with buildings and structures. It is a legal document that affirms lawful possession of the property. Apart from having the owner's details, it also has details like-

  • Size of the plot

  • Type of the plot

  • Former and new owner names and more

There are different types of patta like the

  • Natham Patta: It is issued to people who do not have own house in their revenue village.

  • AD Condition Patta: It is the circular Adithravidar Nalan Dasildar who is charged to divide the landless tribals and Adithravidars into various plots of land. The Patta is signed by the individual governor along with the photo of the Patta holder.

  • Land Handover Patta: The government allocates free land to ex-servicemen, poor people of the backward class, etc. referred to as the land handover belt.

  •  TSLR Patta which refers to the Town Survey Land Record document

  • The other types of pattas include UDR (Updating Data Registry), Manual Patta, 2C Patta and Joint Patta.

Patta given on Permanent Lease

Agricultural purposes:

patta is given to individuals who do not have any agricultural land.

Residential purposes:

Patta is given to individuals for constructing a house, but the time to build the house is also stated and must be done within that time. Also, note that the amount of the allocated land varies from one state to another.

Earthcraft-making purposes:

Patta is given to craftsmen, and they are also allowed to use the soil of the plot to make earthenware.

Patta given on Temporary Lease

The patta that is given on a temporary lease is given to people for constructing a pond or for afforestation purposes. The lease is given for a brief period of time.
