When I wanted to construct my home, I discussed with my architect, about what is floor layout. She discussed the floor plan of a building, whether it be a retail establishment, office, or private house, dictates how well the space performs its intended function.

What is the Typical Floor Plan Meaning?

The architect informed me that a floor plan is a diagram that shows the top-down perspective of a single level of a building or other structure. It describes how the windows, doors, walls, and other architectural elements are arranged in the rooms. For a variety of uses in architecture, construction, interior design, and real estate, floor plans are indispensable tools.

What is an Open Floor Plan?

We also discussed the open floor plan, where she informed me that an open floor plan is a living space's architectural layout that places an emphasis on socialising areas and promotes fewer divisions between large rooms. 

A typical open floor plan layout consists of one big room that serves as the combined function of the kitchen, living room, and dining room, as well as enclosed private spaces such as bedrooms and restrooms.

Importance of Floor plan
  • Once the floor plan is drafted it will be submitted to the RERA for approval. If the design is built under the RERA guidelines then only the developer will get the approval for the construction.

  • The developer will sell his under construction property by describing the floor plan to the prospective buyer.

  • After the project is completed then the site needs to be approved by RERA again. As RERA will ensure that the project is constructed as per approved plan or not.

  • In case the building is not constructed as per the floor plan then the builder might face legal action.

  • There are cases that after the completion of a project there are slight changes as compared to the plan. In that case the builder is liable to pay compensation to the property buyer.
