The meaning of carpet area refers to the total area that is utilised. It is the distance between the inner walls. The regions of the bedroom, living room, kitchen, bathrooms, balconies, and staircases within the house or apartment would all fall under the carpet area. It excludes the outside and interior walls, terraces, public spaces, elevators, hallways, utility ducts, etc.

What does RERA carpet area means?

The RERA Act of 2016 define carpet area/ the RERA Carpet Area as the total useable floor area of an apartment or home, excluding the external area, common areas, exclusive balconies or verandas, and exclusive open terraces, but including the space bounded by internal partition walls.

Note: "exclusive balcony or verandah area" refers to the area of the balcony or verandah, as applicable, that is attached to the net usable floor area of an apartment and is reserved for the allottee's (house owner's) exclusive use. Likewise, "exclusive open terrace area" refers to the area of the open terrace that is attached to the net usable floor area of an apartment and is reserved for the allottee's exclusive use (house owner).

What is the difference between RERA Carpet Area & Carpet Area?

The thickness of the interior partition walls is the only distinction between the RERA Carpet Area and the Carpet Area. The thickness of the internal walls is included in the RERA Carpet Area but excluded from the overall Carpet Area. There is around a 5% difference between the two carpet areas. The carpet area for RERA is 5% larger than the standard carpet area.
