CMC khata meaning

is a property document issued by a City Municipal Corporation (CMC) in certain Indian states, particularly in smaller cities and towns where a CMC governs local administration.

What is CMC Khata?

The CMC Khata is a legal record that establishes ownership of a property within a municipal area. It contains essential details about the property, including the owner's name, property size, location, and property tax identification number.

A CMC Khata includes an assessment of the property’s tax liability based on its size, location, and type of usage (residential, commercial, etc.). It allows you to pay property taxes to the City Municipal Corporation, helping avoid legal issues due to unpaid taxes.

A registered CMC Khata enables you to apply for utilities like water and electricity connections. It is also required for obtaining building permits for construction, modifications, or any property-related approvals from the municipal authority.

The CMC Khata is a crucial document in property transactions, as it validates the ownership of the property and records it with the municipal body. You often request a valid CMC Khata to ensure the seller has a registered ownership, which helps avoid disputes.

Types of CMC Khata:

There are generally two types:

  • A Khata: Indicates that the property is fully compliant with regulations and is recognised by the municipal corporation.

  • B Khata: Assigned to properties that are not fully compliant or have minor deviations from regulations, though taxes can still be paid.

How to Get A Khata from BBMP?

Wondering what is CMC Khata? A CMC Khata is an essential document for property owners under the jurisdiction of the City Municipal Corporation (CMC) in Bangalore. It serves as an official property record, detailing ownership and other vital information. However, it’s important to note that CMC Khatas are no longer issued in Bangalore. Instead, property owners can easily obtain a BBMP Khata.

Now that you know what does CMC Khata means, let us move on to how to get one:

  1. Visit the

    SevaSindhu

    portal.

  2. Click on the “Departments and Services” tab.

  3. Select “Bangalore Development Authority” and then choose “Application for E-Khata” from the dropdown menu.

  4. Click on “Apply Online” and provide the necessary details.

  5. Attach required documents such as sale deed and ID proofs.

  6. Submit your application.

Remember, the CMC Khata was related to properties under the City Municipal Council’s jurisdiction before the formation of the Bruhat Bengaluru Mahanagara Palike (BBMP) in 2007. The BBMP was established by merging smaller municipal councils and areas around Bangalore into a larger municipal corporation to manage the city’s rapid growth better.
