On contracts, the cost of building a house is calculated per square foot, and covered space must match the plans. Customers frequently mistake covered areas for land acreage. Today, we'll discuss the distinction between covered area and land area as well as how to calculate both for a construction cost per square foot.
Covered area formula to calculate covered area
In this answer, I'll use a 5 Marla plot as an example. Plot area, also known as land area, typically measures 25 by 45 or 125 square yards. The formula for calculating land area is quite straightforward: we simply multiply the plot's length by its breadth to obtain the land area. For example, if we multiply 25 by 45 in this situation, we obtain 1125 sqft, which is the land area or plot area of the house. The cost of building your house cannot be determined using this estimate of the land area.
If your covered building is not rectangular, another scenario can apply. The covered area is made up of various forms and building blocks. A layman might not be able to determine the covered area in this situation. It might be wise to break up your developed area into multiple blocks before performing the computation. It is feasible to manually compute the covered area if your blocks are rectangular or if only the walls are 90 degrees.
The size of the entire apartment, measured from wall to wall, is the covered area. Internal walls and flooring are included. In order to get at this number, add 12–15% of the carpet surface. You could wish to choose the highest band, which is 15%, if the wall is really thick. Covered area is also known as a built-up area. |
|
For example, Carpet area = 2000 sq. ft. |
Covered Area = Carpet area + 15% of Carpet area = 2000 sq. ft. + 15% of 2000 = (2000 + 300) sq. ft. = 2300 sq. ft. |
The covered area of building cannot be determined manually. You must consult a draughtsman or an architect to calculate this covered area.

When we go to buy a property, we are often puzzled by real estate agents' use of terms such as covered area, carpet area, built-up area, and super built-up area, to mention a few. It's not difficult to be tricked, and this is one of the most typical ways for builders to deceive you. So you should know what is covered area.
Covered area meaning:
The covered area, on the other hand, is the area that has been built on that land. As you can see, the open section of the land is not considered a covered area because no development has taken place there. The building will take place in the middle area and that area we can consider a covered area.
The overall area of the flat, measured from wall to wall, is referred to as the covered area. The carpet and internal walls are included. 12-15 percent of the carpet area might be computed in this way. If the wall is particularly thick, the upper band (15%) may be considered. It is the region beneath the roof, walls, pillars, and balconies. It is approximately 8–10% larger than the carpeted area.
The square feet are calculated by multiplying the length by the width. Here's a simple formula to remember: Area in sq. ft. = length (in feet) x width (in feet)
Guide to calculating the covered area of the house:
You can measure the length and width of each room in feet. Multiply the length by the width of each room and write the total square footage in the relevant place on the home design. A bedroom measuring 12 feet by 20 feet has a total square footage of 240 square feet (12 x 20 240).
If you're creating a high rise structure, you can multiply the covered area of each floor by 900 sqft. For example, if the covered area of both floors is the same, you can multiply 900 sqft of the ground floor by 900 sqft of the first floor to reach 1800 sqft. This will be your house's covered area.
