What is Delhi Rent Control Act?Delhi rent control act was introduced after the partition of India. When many people started living in Delhi on rented properties in 1958. The government took this step to help the population of Delhi who were living in rental homes. This law has
provided the rights to tenants against untimely eviction.
If the rent is less than Rs. 3500/- then rent Control Act is applicable.
Rules for landlords under Delhi Rent Control ActUnder this act, the landlord can raise the rent by 10% once every three years.
This act states that the landlord has no right to evict the tenant if he/she is paying the rent on time.
The landlord can increase the standard rent only up to 10% if the property is renovated.

What is mentioned in the Act? Rent increase :Regulations have been set in the rent act Delhi because of which landlords are not allowed to increase the rent amount each month arbitrarily. For residential properties, rent can only be
increased by 10 percent. This takes place every two years. Other details about the same are mentioned in Sections 6 & 8A of the Delhi Rent Control Act.

Latest Updates :In June 2021, The Union Cabinet of India approved the Model Tenancy Act. The act holds regulations about tenancy and renting. They have asked states in the country to adopt it. The government of India introduced the Delhi Rent Control Act, 1958 to safeguard migrants living on rent in Delhi. The motivation behind this ad was to help people resettle after the partition and facilitate the social acceptance of the families in Indian society.
Under this act, the rights were given to tenants to protect them against untimely eviction. The Delhi Rent Act also provided protection to the economically weaker sections, who couldn’t apply for loans or afford a home, from homelessness. This act provided tenant rights in Delhi.

The tenant can request a rent receipt from the landlord
