What is DLC in real estate and how is it calculated?

DLC in real estate means the minimum percentage which is determined and declared by the government of the state for every transaction over a piece of land.

For example, if the DLC rate for a city is Rs. 50 lacs and the stamp duty is at 5%. So, you will have to pay Rs. 2.5 lacs as stamp duty. If the value of the property increases to Rs. 70 lacs, then the value of stamp duty will also increase to Rs. 3.5 lacs. But if the value of the property decreases to Rs. 40 lacs, you will still have to pay Rs. 2.5 lacs on stamp duty because that is the minimum rate that has to be paid according to the DLC value of Rs. 50 lacs.
