What is floor area ratio?

The floor area ratio is basically the ratio of total area of the usable space in a building to the total area of the land or plot on which it is constructed. The municipal bodies of the city determine the Floor Area Ratio. Floor Area Ratio is also known as Floor Space Ratio or Floor Space Index. There are various factors that are taken into consideration while calculating the floor area ratio including, height of the building, size of the land parcel it is built on, etc.

How to calculate floor area ratio?

Now that you know the floor area ratio meaning, let's have a look at the calculation of floor area ratio.  The calculation is done using a formula; total area used by the building (including all the floors) divided by the total land area.

For example,

A developer has a 1000 sq ft of land and the determined FAR for that area is 1.5, this means he will be allowed to construct a total floor area of 1500 sq. ft.

Usually, the FAR doesn’t exceed more than 2.5. 

What happens when you exceed the FAR?

In case of violation of Floor Area Ratio, there can be serious consequences. Recently registration on a few projects in NCR were put on hold as there was a discrepancy detected and serious FAR rule violations were noted.

Generally, the violation is spotted at the time of obtaining a completion certificate from the authorities. Therefore, it is advisable to ask for a completion certificate from the builders or seller to determine what is floor area ratio before purchasing a new property.
