In the real estate field there are many terms that float around, one of them being floor space index. I will take you through this term and tell you what is floor space index and how is it calculated.
Floor space index is basically the ratio of total area of the floor in a building to the total area of the plot on which it is constructed. Floor Space Index is also known as Floor Area Ratio. There are various factors that affect the calculation of FSI/FAR. Some of them are:
City/ Area Growth
Improved Land Value
Power Supply
Water Supply
Sewer Facilities
Population Dynamics
Growth Model
Construction Exercises in the city
Nature of Land
Type of building
FSI calculation is done using the following formula:
FSI = Total Area of the Building / Total area of the plot
Suppose, a building has 2 floors of total area 280 sq ft and the area of the plot is 200 sq ft so, the floor space index will be:
FSI = 280/200
FSI = 1.4
Every state calculates FSI differently, in fact FSI can differ from city to city.
