The ratio of the total area of the plot and the total area of the building is called Floor Space Index (FSI). The term FSI also stands for floor area ratio (FAR). The FAR guidelines vary in different cities. In India, the National Building Code regulates the guidelines of FSI in different cities. This is the simple definition of what is FSI in construction.

The value of FSI varies in different cities. The municipality of your area determines the limitations of FSI value. The FSI guidelines vary due to change in population. residential, non-residential, commercial, non-agricultural land. If by chance anyone violates the FSI guidelines the buildings can create pressure in the city and cause damage. So it is better to follow the FSI guidelines. I hope now you know what is the meaning of FSI in construction.

What is FSI in building construction guidelines? Buildings

If you own a building with a plot less than 80sq.m and the width of the road is below 6m the FSI guidelines are not applied. The FSI value here ranges between 1.37 to 1.43

Special buildings

If you own a residential area with 6 dwelling units that has more than two floors you don't need to worry about FSI if the area of the property is less than 200 sq.m The minimum road width should be less than 9 m.

Multi storeyed building

The FSI value of a multi-storeyed building ranges between 2 and 3,5. The plot area should be 1,200 sq.m to 1,500 sq.m to comply with the FSI guidelines.

Group development

The FSI value for a commercial or residential plot should range between 1.0 to 1.8. So if a plot which area is less than 660 sq.m and the road width is also less than 10 m you will not be violating the FSI guidelines.

A good Floor Area Index in metropolitan cities varies between 1.25 to 3. The formula of FSI is

FAR= Total area of building/ total area of plot
