When the FSI limit that is set by the government is crossed, the additional floor area that the builder develops is called the Fungible FSI (Floor Space Index).
The Floor Space Index determines the built-up area that is the portion all the floors cover up in the building. For example, if the measurement of the total area of the land parcel is 2,000 sq ft and the limit set by the government for FSI is three, the builder will be able to construct till 6,000 sq ft of the floor space.
Built-up area calculation:
Built-up area = Area of the plot x FSI
Here is the built-up area becomes: 2000 sq ft x 3 = 6,000 sq ft
What is fungible FSI?When a builder needs to construct a building exceeding the area of the permissible FSI limit, he/ she needs to pay a significant amount of money to the city authorities. The space bought from the authorities is known as fungible FSI. Fungible FSI is also called Premium FSI.
The limit set for fungible FSI is 35 % if it is a residential plot and for commercial or industrial plots the limit set for fungible FSI is 20 %. Anything exceeding the limit is considered illegal and if you don't take permission from the city authorities for fungible FSI you have to pay hefty fines.
Another point to remember for the fungible area is that the road width adjacent to the area of the plot should be a minimum of 30 ft.
