Hi there,
I came to know about the concept of GPA when a friend of mine told me about one of his properties which his father had given to a builder and gave him the GPA, and then they had started facing issues on the part of the builder as he was claiming a full right over the property. I understood at that time how important it is for the common public to understand what GPA
means in property.
Make important decisions about your property after getting due diligence services from NoBroker to avoid any legal nuances.GPA property full form is General Power of Attorney. As already explained by Mr. Akarshit, a General Power of Attorney is a document in which one person appoints another to act for and on behalf of the Principal in all matters stated therein. The activities performed by the GPA holder in accordance with the GPA bind the Principal as if they were performed by the Principal himself. In India, a GPA is commonly used in the real estate market for all types of property transactions, such as purchasing, selling, mortgaging, leasing, and so on.
Mr. Akarshit has already explained the significance of GPA land. So I would like to add on with some information regarding making property transactions with GPA.
How can GPA be used in genuine property transactions?
A GPA can be signed by a property owner in favour of a family member, relative, or trusted friend to manage or sell his property if he is unable to manage or sell the property himself for any reason. A individual may also join into a development agreement with a land developer or builder for the purpose of developing the land, either by forming plots or by constructing apartment buildings, so in that regard undertake an agreement of sale and confer a power of attorney facilitating the developer to execute agreements of sale or conveyances in favour of prospective purchasers relating to individual plots of land or undivided shares in the land relating to apartments.
I hope I was able to give you some more useful information and make you understand
