To get the latest index copy of the property, you must pay the property price index. Depending on the kind of document you require and the state where you live, the charge will change. A secure online payment gateway or a credit or debit card can be used for the index copy online payment.

What is property index?

Property Index Copy or Index Copy of the Property is made up of 4 indexes. The registration department creates these indexes, which focus on property information such as the owner's name, the location of the unit, and the date of registration.

  • The Index 1 document is created to store the initials of the parties taking part in the sale of the property.

  • Index II is used to show how a transfer deed was executed; It merely serves as documentation proving that the property has been registered.

  • The Index 3 document is created if the property is linked to a will,

  • whereas the Index 4 document contains all the supporting documentation.

How to get index copy of property?

I’d completely agree with the steps mentioned by Laxmi on how to get index copy of property in Maharashtra using the document number. However, I’d also like to highlight the steps to obtaining an index copy using property details;

  • Create a Login,

  • Click on the Jurisdiction out of “Mumbai, “Rest of Maharashtra” or “Urban Areas in Rest of Maharashtra”,

  • Select property details (Year of Registration, District Name, Tahsil Name, Village Name, Survey No. or CTS No. or Milkat No. or Gat No. or Plot No, etc.),

  • Choose if you want to take Name Based Search (If you want to search efiling data by name search then type both first & last name in English (Capital letters) otherwise for other results type both first & last name in Marathi),

  • Click on “शोध (search)“.

  • Users can download the document by paying a nominal fee

I’ve provided a home index copy sample, for your reference;

The index copy will be delivered to you through email once the index copy online payment is done. You can also ask for a physical copy to be sent to you via post.

Index Copy of Property

All property transactions related to sale, license, gift, agreement to sell, and mutation, among others are required to be registered with the govt. After the completion, a new document is issued with the details of these official papers registered officially. This document is referred to as the Index 2 or Index II document. It includes a set of info with a detail of every registered document submitted to the sub registrar’s office related to that property. You can refer to the answer given above to know about the details that this document inlcudes.

I hope now you know what index copy means.

What is the Use of the Index II document?

  • This document is used as a certification of assurance that a property transaction is registered after following all the required protocols.

  • It’s a certificate that doesn’t reveal any clauses specified on the deeds but assures their availability on the official website.

  • You can use this document as the summary and evidence of registration done for a property transaction.

  • The legal paper also shows that the execution of the registration is legitimate.

  • You can use it when you take a loan in exchange for a property mortgage, transfer of properties, or sale among others. It also indicates the completion of the immovable property and that it can be transacted.

What is Index copy of property?

So, you must be wondering about what is Index copy of property, let’s understand it in a better way. Index Copy of Property or Property Index Copy is basically a document which informs about the various factors like names of the owner and tenant, date, location, etc. of registration. There are four types of indexes generated by the registration department, each of which is divided into groups based on the type of document.

For instruments relating to immovable property, such as gift deeds, sale deeds, leave and license agreements, and agreements for sale, Index 1 and Index 2 are established.

1) The initials of the parties names in the documents are used to create Index 1.

2) The village name in the text is used to compile Index 2.

3) Index 3 is prepared for the will registration of the property.

4) Supplementary documents, such as documents relating to movable property, are listed in Index 4.

Details of the Index document:

1) Different sorts of paperwork include sale deeds, purchase agreements, gift deeds, and so on.

2) The name of the society, the unit number, the building number, the land area, the parking spaces, the terrace area, the survey number, the GAT number, the land number, the town name, the region name, the district name, and so on are all examples of real estate information.

3) The property's market worth or its value according to the government, as well as the property's area or total square footage (sqft) or square meters.

4) Dates of enforcement and registration, as well as the names of the agreement's parties or the owner and purchaser, including their PANs, residences, and other information.

5) Every registered document is assigned a unique registration number in the government database, which reflects the document's specific identifier, institution title, and year of certification.
