Jamabandi or record of rights is a document prepared by the revenue estate of the states. This record contains information about the ownership of land, area of land, ownership shares, rights associated with the land and other updates related to the land.

The term ‘Jamabandi’ is usually used in the northern states of India including Haryana, Delhi, Punjab, Himachal Pradesh, Bihar and Rajasthan.

Jamabandi of land is updated every 5 years by the revenue authorities after careful inspection and the revenue officer attests the records thereafter.

My father is a lawyer, and he deals with property verification. From him, I learnt what is Jamabandi of lad. He said Jamabandi is nothing but the Record of Rights (ROR). It is an important document that documents ownership information, land revenue figures, and other important land-related details. Let me share more details I know about Jamabandi.

What is Jamabandi in Land Records?

I learnt the Jamabandi portal is available in several states, including Punjab, Haryana, Bihar, and Rajasthan. It records land ownership, rights, and revenue details, forming part of the land record management system.

During the revenue settlement process, Jamabandi is updated by local revenue authorities every four years. It functions as legal evidence in property disputes, as well as proof of ownership, and is necessary for land transactions.

Let me share key details recorded in Jamabandi:

  • Land Ownership: Names of current landowners and historical ownership changes.

  • Land Cultivation Details: Information on who is cultivating the land—owner or tenant.

  • Revenue Records: Details on land revenue or taxes owed to the government.

  • Area and Type of Land: Size and classification (agricultural or non-agricultural) of the land, including any partitions.

  • Mutations (Intkal): Changes in land ownership are updated regularly.

I hope you found this information useful.
